On DomainSherpa the other day, we talked about pricing and strategy when you know someone is following your name. The subject came up because when I see a homeowner on Zillow moving the price of their home down $5K–$10K every few weeks, I feel it shows prospective buyers that they are eager to sell and comes across as desperate. First of all, a price reduction that small is inconsequential; it doesn’t entice anyone. If a buyer wanted it cheaper, they would come in with a lower offer anyway. Unless it moves the price past a major psychological threshold, like dropping from $1M to $975K, there is no sense in moving down by small amounts.

The most significant point that came out of the discussion is that you can always negotiate lower, but it is almost impossible to get more than the asking price unless you are in San Francisco or catch two buyers at the same time who want it badly. Those are very rare instances. In short, you can come down, but you can’t go up, so why put yourself in that position?

I am not lying to my buyers when I tell them I am going to raise the price if a negotiation doesn’t result in a sale. Over half the time I get an offer on a name, especially a brandable, I realize I haven’t raised the price to reflect current market conditions. A good 5L brandable like mine is approaching five figures or more at retail, and wholesale prices are climbing from $1K to $2K. If yours aren’t, we’re talking about two different animals, but mine do. So, when I have a name priced at $6K, there are times I actually hope it doesn’t sell, and there is no way I am coming off that number. If it is listed at Atom, I also have to go raise it at Afternic to meet the 15% premium requirement.

They say profits are made on the buy, but I think profits are actually made by knowing the value of your domain in the current market and sticking to it…..unless you need the cash flow. Which is ironic, because I undersold BlockSend.com, the name I mentioned on the show. To be fair, though, I needed to sell something this month for cash flow, and I had only paid $285 for it.
