For the last 20 years I’ve always wanted a place on Gramercy Park in NY. I’ve talked about it for years and my interest spiked up again with NY prices coming down since COVID hit. I love the park. I’ve walked through it a lot of times as I have friends that have a key. Certain locations along the park get a key to the park which is one of the few private parks in NY. The obvious things have stopped me. Money and money. But it’s not the price of the places. I probably could pull off the purchase. It’s the damn HOA fees. Most places are over $1000 a month and the ones I like are in the $1500 to $1600 rate. For a place I am going to go to on weekends or a month or two I just hate paying 18K a year which would probably come out to $500 a day based on anticipated visits the first few years. I’m much better off getting a hotel.
Just as hard hit has been Chicago. It’s only a 2 hour drive and a buy that makes much more sense. Between COVID and the riots, Chicago real estate has taken a hit. Add in the fact that you can’t AirBnB places in the city because of recent laws and you have a very depressed market. Places that were $300K are now $200K and $500K below $400. But I still have trouble buying anything that doesn’t make me money. I can’t think of anything that isn’t transportation that spent more than $2K on that I didn’t hope would make me money. All that means is I don’t think I have enough money to buy something that’s for pure entertainment.
