I got to see the exact effect of higher interest rates on purchasing and investment. I have been looking for rental property around town to put some cash to work. I live on a college campus and there are 55,000 students here which gives you a good base of renters. But we have had a HUGE influx of high rise apartment buildings going up and their occupancy has been really good. Showing an appetite for nice accommodations. They are getting tired of the poorly maintained old housing and university housing. Leaving a lot of older homes on the market at pretty good pricing.
These homes would need a ton of work to modernize and refresh so that it could attract students or even families that want to rent and have their own place and still have it nice. The issue is return. By the time you buy the house, even at a heavy discount, and rehab it, the price you get for rent is not a good enough return vs just putting your money in something that is a high yield. I can get 5.8% for doing nothing and having liquid cash around. I’m getting 8% return on easy fix and 12% on the properties that need work. That’s if I go all cash. If I borrow it pretty much wipes away the profits on half and reduces it to the point where it’s not really any yield but an asset that pays for itself and you hope nothing goes wrong. Two years ago these would have banked. Those that did and had a fixed rate are doing well. Those that had an adjustable rate are the people that are selling. Once I did the math I know why.
