
The biggest thing I noticed when moving from a steady paycheck to self-employment is that banks and creditors treat the self-employed almost exactly like the unemployed. They barely trust your tax records and treat cash in the bank as if it will vanish the second they give you credit for having it. I could buy a house with 70% down and mortgage the rest, yet they will still scrutinize every detail of my life. Ironically, they should want a borrower with 70% equity to default; it would be a massive profit for them. I always assumed there was a point in the mortgage-to-asset ratio where risk simply disappeared, but it turns out there is no such thing. If a lender argues that the housing market could collapse, my response is simple: if the market drops 70%, my house is the least of our worries, the entire country is collapsing.
Borrowing used to be easy for me because of my professional banking relationships. I leveraged debt to scale quickly, building the credit necessary to acquire assets and pay them off with cash flow. On a personal level, however, the process is much harder and far less “boutique.” I’m aware there are lenders who cater to high-net-worth individuals to solve these exact problems, but in my personal life, I don’t really intend to borrow money at this point. If I can’t pay in cash, I probably don’t need it. Yet, I still believe that over the next few years I can generate a higher return on my capital than the current mortgage rates, so I find myself needing to explore borrowing even if I pay it back early.
This friction is especially evident in the domain industry. Domains can be incredibly profitable, but that success doesn’t always translate cleanly onto tax forms. While you might pay a lot in taxes, the revenue is all over the board. You could see seven figures one year, half of that the next, and potentially six figures this year if sales don’t pick up. This volatility is exactly what banks hate. They value the consistency of a modest paycheck over a person with inconsistent income and $800,000 sitting in the bank.
