Can you imagine having real estate sales prices that are a mix of wholesale, foreclosures, and retail sales all thrown into one pool? Now, add in the fact that 70% of those transactions are private and never listed.
That is essentially what we face in domain investing. While “some comps are better than no comps” and we can certainly extrapolate data, the current state is far from ideal for outsiders accustomed to a comprehensive package of comparable sales.
Don’t even get me started on valuation tools. Appraisal.net are perhaps the most well-known public valuations, but even those often lean toward the high end. This happens because the paying customers are frequently domain investors looking for a result that confirms their wishes; if the appraisal is aggressively low, they simply won’t pay for the service.
To me, the only valuation that stands on its own is BrandBucket, specifically because they offer a liquidation price. It is a low “cash-out” value, but it is at least anchored to the price they agree to list the domain for.
It’s a tough game, and we wade through it. I’m not suggesting the industry is doing a bad job—honestly, we’re doing quite well considering there is no legal obligation to report sales. However, it will always be difficult. Proprietary sales info and private algorithms are unlikely to ever be released; there is simply more money infinding value than there is in selling a tool that helps others find it.
