
Nobody asked me for this, but I’m going to give it to you anyway. Here are my thoughts on when marketplace commissions are deserved.
- Sells through your lander: 5% plus escrow service fees
- Sells on LTO: 15%
- Sells through marketplace discovery: 15%
Anything higher than that is a bad deal, in my opinion.
Even if you have a broker negotiating on behalf of the buyer, it’s barely any work. They’re answering a few emails. The buyer literally came to you. All the broker has to do is relay what the buyer and seller are saying.
Realtors have to show homes, host open houses, coordinate inspections, and handle all kinds of other work, yet they often earn about one-third of the commission that many domain marketplaces charge.
Again, I’m not saying marketplaces aren’t important or that they don’t do a great job. They absolutely do. But I think the cap should be 15%, and they can still make a ton of money while everyone benefits.
If I’m paying 20% or 30%, I had better see a dramatic improvement in sales compared to platforms charging 15%. That’s a lot of extra money, and it’s hard to justify otherwise.
I’ve analyzed my portfolio and flagged the domains that I believe are most likely to be discovered because someone typed the domain directly into their browser to see if it was for sale. In those cases, the quality of the domain is doing the discovery, not the marketplace.
I’m putting those names on my own landers. I use tracking to see whether visitors are coming from corporate IP addresses, which gives me some insight into which companies are looking at a domain. That’s data nobody else gives me.
Actually, nobody gives me much of anything. Country data does nothing for me. Time on page? I don’t care. I want to know which company looked at the domain and how many times they checked it. Of course I want them to make an offer, but simply knowing they’re actively researching the name is a valuable signal and a great trigger for outreach.
